"Plenty or room for parking. Located on main road so easy to find. Not far from central edinburgh. Place is abit outdated. Bed was nice and comfortable. Nice and quiet location. Radiators have paint peeling off them. Carpet is old. TV is so tiny you have to squint to see anything. Room was cold on arrival. Bathroom was tiny. WORST OF ALL THEY TURNED OFF THE HOT WATER AT 9AM. Heating was still working. For breakfast they seemed to run out of bread and eggs. Chinese lady in the kitchen speaks very little english. For a last minute booking this is all we could find. Had a nice day out in Edinburgh. This b&b is good for an overnight stay. Don't expect any luxury."

"Ive booked two rooms but the other rooms (#7) radiator was not working my children was wondering why they were given an extra blanket. I don’t mind if the place is old but cleanliness should be on top priority. Apart from the bed, everything looks so dirty from the floor, to the kettle, the mugs, the shower head, the shower. The place needs a lot of serious deep cleaning. The location is ok not to far from the center."

"Not too expensive but quite outdated. Extremely noisy despite being in front of beautifully green area but large road in front and cars driving quick. We were also in room 1 and had the not nice privilege of being at the entrance of the guest house and hearing everyone coming in and out and chatting on top of the road. Very noisy. The room was kind of clean but very old and in serious need of repair (the curtains had fallen and were standing in a corner of the room). The coffee mugs still had coffee stains in that i just easily cleaned so we could have a coffee. Breakfast is all processed food in individual plastic packaging so nothing special and again, very noisy room despite being at the back of the place. The lady giving us toast and coffee was really sweet. The table was dirty when we were the first one out for breakfast at 8am on Sunday morning. Breakfast is everyday 8-9 so quite early for a weekend."

"Needs updating. Torn/dirty carpets. Bathrooms need complete overhaul. Breakfast area needs deep clean n updating. Stained chair covers. Supposed to get a cooked breakfast but only got continental"
