"They were selling a property I bought. They did not arrange to have the property cleared before I moved in - I was supposed to get 'Vacant Possession' and therefore I lost out on three days mortgage as I couldn't live in the property. It was previously owned by an old gentleman who had moved into a home for the elderly about a year before I bought it but also there was two whole months between my date of entry and my offer being accepted verbally. The place was full of this guys stuff and it would appear he never threw anything away. The man had no family and therefore it was Ledingham's responsibility to have the property ready for the buyer. We also spent a whole day cleaning the property as best we could however its difficult to remove years of dirt and grime. Ledingham didn't have the boiler checked and it was leaking dangerously high levels of Carbon Monoxide which could have easily killed me had I not had it checked myself. After chasing them I got a new boiler fitted but currently have no thermostat which the property was advertised as having. I am awaiting a response on this matter. I am not impressed at all. As an example of what the place was like, a photo of the box room is attached."
