"I have just completed a purchase through Monks of Wem and have been left feeling let down and disappointed. The transaction was somewhat protracted with quite complicated circumstances towards the end, which wouldn’t have mattered very much if communications had been reasonably satisfactory. If there is one thing the agent needs to get right, especially to justify sales fees which can be pretty large compared with lawyers and surveyors, it seems to me to be effective communications throughout. Things didn’t start particularly well: if the viewer is sent to the vendor unaccompanied, even when the property is very local, then the prospective purchaser may tend to rely on direct communications thereafter, rather than via the agent. As the weeks passed, the vendor and I increasingly liaised directly to ensure the transaction was kept on track. Having not communicated with me for some time, Monks did suddenly “bob up” at the end, like the proverbial cork, to advise me that completion had occurred, but then I already knew that directly from my solicitor!"
