"I rented through Independent Property Management for 5 years and they made my life hell on earth. Here are just some of the issues I encountered: - I spent months calling and emailing both IPM reception and individual PMs to get in contact with our PM over an urgent matter. Despite multiple people saying they'd get her to call me right back, she never did. It wasn't until I contacted them on Facebook threatening legal action that they finally told me that she had left the company - They tried to increase our rent mid-lease. When we told them they weren't allowed and they agreed, they changed our direct debit without our knowledge or consent anyway. This resulted in extra money being taken out of my account for months and caused multiple of my direct debits to bounce. I was then charged fees by IPM for the payments bouncing when it was their fault! AND the PM then had the audacity to laugh and mock me when I had a panic attack on the phone because of their errors! They then took months to conduct an audit of our rent payments because they didn't believe that they had overcharged us, and turns out they owed us hundreds of dollars more than even I thought - They scheduled inspections multiple times and then just didn't show up. When I would call to ask where they were, they'd reply "oh! We cancelled that inspection!" They acted like it was no big deal that I had wasted annual leave because of their inability to communicate. - I had a severe leak, black mould, and a hole in my bedroom roof for over 2 years (including during lockdown, where I had to be in the room 24/7). I was left to deal with the building management and the builders with almost no support from IPM. This still wasn't resolved when I finally left. - They never passed on Strata information about major building works being conducted. I had painters climb onto my balcony, move all of my possessions, and paint without being informed prior. My possessions then got paint all over them and it was a huge invasion of our privacy (not to mention, incredibly inconvenient for the painters), all because they didn't pass on the information they were supposed to. I could go on and on with examples. IPM treats tenants like dirt and are completely incompetent at their jobs. They seem to forget that tenants become landlords too and people in Canberra talk - and everyone in Canberra knows to steer clear of IPM"

"I rented a property through their Canberra office. I had a couple of property managers over my period of five years of renting the property. They were not the best, slow to respond and would not chase up issues and I would need to raise the same things over and over again. Cesar took the role of the property manager and I noticed an immediate change. He would chase up issues, update me on their progress and made sure they were seen through to completion. "A recent violent hailstorm in the ACT caused the fall of a very large gumtree located in the corner of my property, onto my yard and neighbouring properties resulting in significant damage. The tree trunk uprooted underground power cables and partially demolished the neighbouring adjacent fences. One of the neighbouring properties was a unit managed by Independent Property Group represented by Rachi Jhaveri. I explained to Rachi that any costs in repairing shared fences were insurance claimable, but divided between properties, 50/50 on shared fences in the ACT. Rachi appreciated this requirement, and contacted the landlord immediately to advise them of this. The landlord has agreed to their share of the cost. While this matter was being addressed by insurance companies, Rachi kindly kept all parties informed of the progress of the incident so that any claims could be dealt with expediently. It is this kind of attention to addressing client needs that makes Rachi a valued member of the property management community as it greatly assists tenants deal with issues where there is potential of conflict before they arise. It was a nightmare, but everyone came together to help resolve this unfortunate incident. Rachi and Independent Property were very helpful in their contribution of efforts.
