"Called this agency just to enquire about a property I was interested in. Spoke to a lady I believe was in charge, she was nothing but incredibly rude to me tried to fob me off with false information. Then when I provided the information she then didn't even have the decency to answer the phone. I have dealt with a lot of agencies in the past but none have ever been as rude as this lady. Definitely not a surprise they have one star. So if you want an agent with good customer service and manners I would not recommend X factor properties. Horrible place."

"Rented this dive for about 2 years. The room was warm and had enough furniture, I can’t complain about that. The landlady was a money grabber. I paid rent on a property I wasn’t staying at to look after my sick grandmother at her own home. I went back after a few weeks to find a stranger in my room without being told. I was still paying for that room. I left the house and because I was ‘tied in a contract’ they wouldn’t let me leave so I had to continue to pay rent. When I didn’t they kept my belongings (against the law I know). What a horrible, horrible place to live. Avails like the plague. There is a reason they have 1 star. Her name is Andrea Farr. She’s manipulative, horrible, vindictive woman and I’m sure by all her lovely reviews she can’t argue that. This place needs to be closed down because it’s an absolute shambles!"

"i stayed at one of there HMO all they care about is getting rent money out me i had to leave in the end due to reason they put violent ex convicts and drug addicts in that HMO after they had completely destroyed the HMO and let homeless people stay there they did not even care about evicting any of these people in fact they just let the house rot in the end i left after i did they was threating me with a section 21 notice"

"1star is too much! Anyone on housing benefit will do and they are not vetted. After last tenant left after not paying rent l was appalled at the state of my house. I wouldn't have let a pig in there. Disgusting!!! And they argued to my face that they did regular checks which they clearly had not! I had no choice but to move from my little rented flat back into it and it took me 3 days to scrub clean. I have since been told by my neighbours on both sides that the tenants even before the last ones were a nightmare and the police had been called out because of the disgusting language when they argued which was sometimes in the garden and could be heard down the street. They also had a dog which constantly jumped the fences trying to escape despite the fact no dogs were allowed on the agreement! I left everything up to them and they told me everything was hunky dory which it clearly was anything but. On this basis l clearly cannot recommend this couple. They are actually based in their own home in Rumney. I could not find anyone at cathedral road that knew anything about them. Therefore it's just a postal address designed to fool people into thinking they are upmarket!!!! I am in my 70's and do not post lightly."
