"Where do I even start with these guys? We rented a property that they managed for a little over a year, and from the first minute, all they did was show their incompetence. Upon moving into the property it was clear that it had not been inspected after the previous tenant left, as we had no hot water or central heating. They responded to requests to fix this two days later, meaning we were without hot water over the weekend. Very quickly after this, it also became clear that there were significant electrical issues in the property. Moss and Co had failed to provide the EICR, which they were required to do when we moved in. Upon receiving it a month later, after insisting that they provide it, the EICR in fact stated the installation was unsatisfactory. A simple assessment of the property prior to us moving in would have addressed these issues, but we had to live with ovens cutting out and circuits not working due to their oversight. In the vast majority of situations in which remedial work was needed, I’d often be left emailing and calling to find out what was going on and why no one had replied to me. One of their agents had the cheek to suggest that the property was rented ‘as seen’, using this to explain why work wouldn’t take place. Interestingly, the work that was requested involved electrical and plumbing work, that would not have been obvious in a viewing. Infuriatingly, in a forwarded chain of emails that was not intended for our viewing, we saw evidence that an agent took pictures within the property without our consent. What makes it worse is that these pictures were taken of a mould patch, and Moss and Co did nothing to try to address the mould problem, as is their legal responsibility to do once made aware. Lastly, upon us leaving the property, they claimed they would need to subtract a cleaning charge of around £500 from our deposit, despite us paying for a professional clean (even though the request for a professional clean is not legally enforceable). They didn't even attend the property to assess the cleanliness. Upon providing a resolution (our cleaning company offered to come back to the property without charge if there is a dispute), they insisted on using their provider and aimed to charge us for this. Jonathan also arbitrarily chose a value to deduct for other goods in the property, and after providing evidence that this was too high, he agreed with our initial figure of £150. The dispute went to the deposit protection scheme, where they somehow requested £1,600 to be withheld from the deposit. Upon challenging this, they failed to provide any evidence to the DPS, and instead let the time lapse meaning I had to get a statutory declaration to receive my deposit. They didn’t engage in the process and we received the full amount we requested, albeit 2 months after leaving the property. My advice is not to deal with these guys, and if you have to, ensure your are fully aware of your rights and the obligations that landlord and agents have, as they will try to shirk them."
