"People be very careful when boarding at this Riversdale Lodge the manager Neil not good. Work and Income paid 660.00 to him. 1 week bond 2 weeks in advance. I only lasted 4days got evicted bringing someone over. He refunded 210.00, still owes 250.00 to me says moving cost etc and charge 40.00 for bringing person over this guy is dodgie, still owes 250.00. Read his agreement properly. I don't recommend this place at all. Says not going to refund back. He got 660.00 from Work and Income. I stayed 4days he only refunded 210.00 of today and said don't ring him anymore today..is this a joke!!! 220.00 1weeks rent 2weeks rent in advance."
"I was a past tenant here at this lodge. I found the tenants and landlords helpful and supportive. I was under the understanding that landlords are much nicer to woman, this is not true, stick to the rules, share your issues with landlord and solutions can be made to better the situation. This lodge has lodgers who are supportive and friendly. It's not a place for addicts and alcoholics as the tenants here are work based and for myself I found they inspired me to get employment while living here. This lodge's cleanliness is by far awesome with a live in cleaner who does this 3x weekly. Thank you. My life has changed for the better. I expected another dysfunctional lodge, what I got exceeded a lot more than other lodges in Auckland. This is based on my experience."
"The manager turned up 40 minutes late to the original meeting. The "house rules" are basically designed to void their responsibilities and to give them the ability to withhold your advanced rent. They knocked on my door asking for the rent, days before it was actually due. The oven isn't fixed in place and falls out of the wall when you open the door. The toilets flood and they don't bother cleaning up the mess properly, resulting in mouldy carpets. The showers aren't able to cope with the capacity so you have to shower at odd times to get hot water, basically no hot water between 5:30-7:30pm. There is only one kitchen between 30 odd tenants. The bond isn't lodged with the department of bond and housings and they will avoid paying you back their bond back for as long as they can, basically because of how it's set up they know that the tenancy tribunal approach is just a waste of time and money. I wouldn't recommend it for anyone who isn't mentally ill or homeless, or looking for a stepping stone. The tenancy agreement has a bunch of terms which they don't even meet. They use "house rules" as their escape root, basically they've got their arses covered so that they can screw people over and not pay you what is owed. The rent prices are high as, $230 for a room that would cost $180 anywhere else. Not to mention the lies and deception communicated by the manager. They're basically set up for those who have no where else to go. I wouldn't recommend this place to anyone. They make a killing out of the tenants and avoid investing anything back into property to resolve issues."
